The Honest Cost Picture
I'm not going to quote you the current owners' property tax bill and let you think that's what you'll pay — because it isn't, and that's exactly the trap that catches people in California.
The current owners are on a Proposition 13 assessed basis from when they bought, so their bill is low: $2,059 for 2025 on an assessed value of about $170,700. When you buy near $260,000, the county reassesses closer to your purchase price — which means a higher tax bill than what's on record now. There's also a special assessment on this parcel (about $185/year) on top of the base tax.
My rough, back-of-the-napkin estimate is somewhere around $2,900–$3,200 a year all-in at a typical Kern County rate — but treat that as approximate.
